  • What are ERC Communities houses like?

    Our homes will be single-family, free-standing manufactured homes complete with carport. These newly constructed homes will be built by Champion Homes. Each home will have 3 bedrooms, 2 bathrooms, separate laundry room, and brand new features. Our kitchens will include dishwashers and full-size appliances. Additionally, the entire community will be brand new homes! Imagine coming home to a neighborhood where everything is new, and beautiful, and pristinely maintained.


    To get a sense of what the homes may look and feel like, tour the virtual walk-through of similar homes.

  • Why do you require a reservation fee?

    When you pay your $500 reservation fee, you will reserve your spot in line for one of these homes. Once the homes are completed and in place, we will invite you to sign a lease. Please note that this reservation is not a lease and is absolutely refundable.

  • Is the reservation fee refundable?

    Yes, the reservation fee is fully refundable! And if you proceed to sign a lease once the home is ready to rent, the $500 will go toward your first month of rent. All reservation fees will be held in a separate secure account.

  • When will the Zephyrhills community be complete?

    We currently project the Zephyrhills community will be complete in Q4 of 2023. The entire community will be brand new, from the roads to the homes themselves.

  • How many units are available?

    The first Zephyrhills community will have 60 homes. 

  • Do you require a security deposit?

    Yes, upon lease execution we will require a security deposit in addition to the reservation deposit.

  • How long is the lease term?

    Leases normally run for one year with an option to renew. 

  • What does the tenant portal do?

    The Tenant Portal is an online tool provided for you at no cost. You will be able to:

    1. Pay your rent online via ACH or credit card (please note there is a 3% charge for credit card payments of rent).
    2. View your previous and upcoming payments.
    3. Submit and track maintenance requests.

  • If something is broken, will you fix it?

    We will always fix everything that is our responsibility as outlined in your lease agreement. 


    If there are any damages that are not covered, please let us know and we will either fix it ourselves or refer you to a contractor that we can recommend.

  • How often is rent due and how can I pay it?

    Rent is due monthly. The exact date your rent will be due will be laid out in the details of the lease agreement. You can pay for rent via the tenant portal. If you pay by credit card, there is a 3% service charge. You can also pay by ACH without a service charge.
